Danforth

The newly constructed Danforth Apartments will include 10 fair and affordable apartments within a 202 apartment unit development. There will be five one-bedroom apartmentsranging in size from +/‐ 698 SF to +/‐ 809 SF and five (5) two bedroom apartments, +/‐ 1184 SF to +/‐1352 SF. The one-bedroom apartments will have one bath; the two-bedroom apartments, two baths. The kitchen will be equipped with stainless steel Energy Star Appliances. There will be an in‐unit front loading washer/dryer and an on‐site garage. Common amenities include a pool, fitness center, lounge and motion studio. 

The Danforth Apartments are located in the Village of Dobbs Ferry within the Town of Greenburgh in southern Westchester County. Dobbs Ferry is one of the Hudson River towns bordered on the west by the Hudson River, on the south by the Village of Hastings‐on‐Hudson, and on the north by the Village of Irvington. It is about 20 miles north of Manhattan.

Dobbs Ferry’s business district can be found along Cedar and Main Streets with restaurants and shops. Its community centeroffers youth, teen and senior citizen programs. A Stop & Shop supermarket is located on Broadway. The Danforth Apartments are within walking distance of Rivertowns Square, a new open air shopping village of stores, lodging, restaurants, movies and entertainment.

The Danforth Apartments are conveniently located off of the Saw Mill River Parkway (Lawrence St. Exit 16) which is a major north south highway. The Dobbs Ferry train station (Metro North Hudson Line) is within 1.4 miles. Dobbs Ferry is served by several bus routes which include Route 66 which provides transportation from the railroad station, through Dobbs Ferry (including
Mercy College) to Eastchester, Scarsdale, Larchmont and New Rochelle.

Bus routes on Route 9A (Saw Mill River Road) service areas between Yonkers and White Plains. The Village’s 10 acre Waterfront Park has a fishing pier, boat dock and playground. Its Gould Park offers swimming facilities, basketball courts and ball fields. The Old Croton Aqueduct Trail runs through DobbsFerry.

Students residing at The Danforth Apartments will attend schools in the Ardsley Union Free School District. The District is made up of three schools: Concord Road School offers full‐time kindergartenthrough 4th grade and is accredited as a National School of Excellence; Ardsley Middle School, a National Blue Ribbon school, serves grades 5‐8 with accelerated programs in math, science and world languages; and Ardsley High School houses grades 9‐12 and was listed in the Top 15 of America’s best High Schools by Newsweek magazine.

Eligibility Requirements: In order to qualify for the apartments, household income must be at or below 50 percent and up to 60 percent area median income for Westchester County. See HUD Income Guidelines.
